You've visited many Open Houses and started the Home Tour Process with your Realtor... So, now WHAT?!



Most home buyers are searching for homes on-line and touring open houses on weekends with hopes to find their dream home! The reality is this process can take forever...or you can make it happen in a week..


Either way here are some tips on how to make an offer on your Dream Home.

1. Cash in your Pocket & Paperwork to prove it.
Pre-approval letter in hand or loan officer on speed dial. When you finally find "the one" and you are ready to say, "Yes, I would like to make an offer," a copy of your pre-approval letter should be submitted immediately. The reason for this is that the seller may ask for proof of funds so be prepared to share a bank statement with your down payment money. 

2. Finding and Choosing the right home

Go for the long haul, look at places you could see yourself living in for five to seven years. Be flexible and make a list of must have's and non-negotiable s. You may have to keep an open mind to other options if what you want doesn't exist. Buy what you can afford in payment, upkeep and Location, Location, Location!
3. Educate Yourself
Market conditions will depend on what kind of offer you submit. In a seller's market your offer might be more aggressive than a buyer's market. Ask your REALTOR to pull reports for you and ask for a CMA (Comparative Market Analysis) to see what is pending, sold and active on the market in that immediate area.  
4. Leave the Emotions out of it!
Or at least appear to be under control. We already know you "love" the property or you wouldn't be placing an offer. Be willing to walk away if it doesn't work out. Things happen for a reason..
5. Be Realistic with your Offer
This also aligns with the type of market you are in at the time. If they're asking $525,000 in a seller's market then an offer of $460,000 is unrealistic and a waste of everyone's time. Everybody has a "Magic Number" in their head, including your seller. The key is finding the fair market value, where the price you are willing to pay matches the price the seller is willing to sell for!
