Typically a serious buyer will make an offer contingent on having your home professionally inspected. Depending on the type of transaction, one or more professional inspectors will enter your home during the contingency period. They will be looking for defects or malfunctions in the home's structure, systems and physical components (such as roof, plumbing, electrical, heating/cooling systems, windows/doors, foundation and pest infestation/dry rot, etc).
There are many opinions on whether or not to do this BEFORE or AFTER you list your home. This is a third party report that will cost anywhere from $450-1000 and typically turn up a variety of hidden defects or problems.

If you decide to forgo the professional opinion then DIY is another option, the following is a checklist of items needed and things to look for.

When Not to have a pre-inspection: “If you’re trying to offload a fixer-upper that would give even the Munsters reason for concern, there’s no point in paying for a pre-inspection. But if you’ve maintained your home and want to sell it as quickly, and as profitably, as possible, a pre-inspection is almost always a good idea.”
REASONS TO GET A PRE-LISTING HOME INSPECTION
- Reassure prospective buyers – shows your home as an open book & builds buyer confidence.
- Buy time and save dough – gives you a heads up of what a potential buyer might want repaired.
- Know where you stand – it can highlight your home's assets.
