There are three key features of an Exclusive Representation Agreement. This is an agreement between a potential buyer of real property and a real estate broker. Sometimes this proves to be beneficial because it outlines what is expected and holds both parties accountable in accomplishing a common goal.

1. Defines the scope of tasks and duties to be performed by buyer and broker.

2. Provides written consent to a dual agency if one develops.

3. Limits the time within which a legal action can be brought against the broker.

This contract/agreement can be signed prior to looking at homes, when you hire your agent before finding your dream home. And sometimes you don't sign one of these until you place an offer on your dream home.
