Team SchuCo has put together a list of items that every homeowner should know when selling your home. Whether you are listing your property with a Realtor or Real Estate agent or doing a For Sale By Owner transaction there are responsibilities that the homeowner must take on. This list gets much larger for a FSBO, more to come on that later next week.

Your Ultimate Goal is to be the nicest house in the price range!!


Know the market value of your home. This is also the responsibility of the agent to do the research and comparative sales in the area. Sometimes homeowners place more value on their real estate because of their perception and not facts. Educate yourself, if there is a huge discrepancy then think about hiring a third party opinion (residential real estate appraiser).

Make sure there are always marketing brochures inside and outside the home in the brochure box, if you are running low call your agent and tell them, don't assume they know.

Keep your home clean at all times during the listing. You never know when the property is going show so prepare to be ready at all times. It would be a bummer to miss out on a sale because you don't feel the house is clean enough for a quick walk-through or you decided to show the house messy *YIKES*. Main focus areas would be the kitchen (no dirty dishes in the sink please), Bedrooms (keep the beds made), and bathrooms (no toothpaste in the sinks, toilet seats down, etc)

De-Clutter - Stage your home, make it look like a model home. Check out my post here on how to stage your home like a pro. Get rid of all personal items, pack up the family pictures and things that make your home "you". Give the buyer a chance to envision them living in the home.

Light candles, use Glade spray room deodorizer or use "Plug-ins" to keep the house smelling fresh.

Before showing the property be sure to turn on the lights in all rooms that show dark, open blinds and curtains to allow as much natural light in as possible.

If you have pets please put them away this is for your safety as well as those showing or viewing your home, regardless of how friendly your pet is not everyone likes animals.

Keep track of who visits your home. (Agent's name, telephone number and e-mail).
