Walkability is the way we measure how friendly an area is to walking. A crucial point to consider when buying into a community. Successful walkable neighborhoods incorporate three key principles. The 3 P's: Physical Access, Places and Proximity.  The top two factors we commonly see important to home buyers are Price and Location, buying a home in a walkable community is often highly desired. CNBC reports there is a direct correlation between walkability and real estate values, both commercial and residential.

"Walkable, urban for-sale housing is by far the most expensive housing in the country. The range, depends on the market, between 40% and 200% greater than drivable suburban housing." -Chris Leinberger, author
The most valuable real estate around the world is in walkable places, where people are living and working in closer proximity. Feel like ditching the car? People of all ages are becoming increasingly health conscious and becoming more physically active is important.

The 3 P's of Walkability

Community Builders has a great article about "walkability" here are the Cliff Notes.

Physical Access - physical infrastructure marks the path from place to place, indicating where pedestrians are allowed and providing some degree of safe harbor from competing modes of transportation like transit and automobiles. Accessibility is crucial, and not just for the able-bodied. Universal design and incorporation of safety elements are key to the physical aspect of walkability.

Places - What is important is that there is a sensible mix of destinations providing enough diversity so that people have the opportunity to fulfill at leas some of their daily and weekly needs. Although no perfect combinations, examples of these places include: workplace, corner store or grocer, schools, restaurants, retail, public spaces and parks, public transit stops and culture.

Proximity - a good rule of thumb here is that of a mix of destinations within one-half mile from the doorstep - with sensible means to get there. A 10-15 minute walk is more specific, anything outside of that and the area's walkability decreases significantly.
