Last week I wrote about the 5 Simple Ways to Increase Your Homes Value and one of the points I researched was the importance of your kitchen when selling your home. There's an old adage in Real Estate that great "Kitchens Sell Homes!"

In recent years the kitchen has become the focal point of homes and has become a larger element in home design. The kitchen isn't just for cooking anymore! The kitchen has become the hub where we entertain, have family meetings and do homework. In some cases the kitchen becomes the organization station, not to mention the primary function of food storage, cooking and eating.

Today, I will be sharing some tips and tricks to help accentuate your kitchen with cleaning, staging and modernizing. Clean & De-Clutter

I cannot stress enough my friends the importance of a clean kitchen!! If you don't like to clean, then for heaven's sake hire a maid!! Once you have deep cleaned your kitchen make sure you have a daily routine for keeping your kitchen clean, especially if your house is on the market. Get into the habit of cleaning those easy to see areas and wipe them down daily! Get the counter tops, tile back splashes, stove top and sink.

Quick Tip: Deodorize the garbage disposal by pouring in 1/2 cup of baking soda and 1/2 cup of hot white distilled vinegar. Let it sit for 5 minutes then run hot water. Try the Febreze Stick and Refresh to help eliminate odors, use it in the trashcan or under the kitchen sink. 


One of the first steps of staging a home is decluttering and its no different when it comes to the kitchen. This does not mean to organize what you have it means to completely remove it.


1.  Remove everything from the front and sides of your refrigerator including magnets.
2.  Clear your counter tops this means to put away the toaster, coffee maker, blender or other small appliances.
3.  Tackle your cabinets and drawers by wiping them out and organizing, buyers will open them!
4.  If you recycle make sure to move it out of the kitchen to the garage and if you can put your garbage can under the sink otherwise make sure it has a lid and empty it daily. 


Stage Your Kitchen to Sell


1.  Don't ever leave dirty dishes in the sink or dishwasher (buyers will open this too!)
2.  Its all about the details, alphabetize your spices, turn all of your coffee cup handles in the same direction, this spells meticulous and organized.
3.  Find your kitchens feature and highlight it! If its big bright windows then make sure they are sparkling clean inside and out. If you have tons of counter space then make sure they are completely cleared off, with the exception of a few decorative items.
4. When it comes to accessories stick to a decorative bowl filled with fresh lemons or a bouquet of fresh flowers. Hang pretty hand towels and remove heavy curtains, replace with sheers to let as much light in as possible.
5.  If staging isn't your thing then peruse the Internet or visit a model home in your area, this will help as a guide for the To-Do's in accessorizing and remember less is more!

Does your Kitchen Need Updating??


If you are listing your home for sale then you probably aren't too hype on remodeling your kitchen this can be an expensive process! Instead consider modernizing or updating a few things to help make a bigger impact on buyers. Less expensive projects include the following:

1.  Lighting in the kitchen - make sure all existing light bulbs work, open up windows and let as much natural light in as possible. If your light fixtures are 10 years or older think about updating them.
2.  New faucets and sinks are affordable ways to give the kitchen an immediate wow factor.
3.  Paint instead of replace. What is the condition of your cabinets and walls? A fresh coat of paint on the walls could really brighten the space, go with neutral colors.
4.  Don't over-upgrade! Evaluate the projects on cost basis and see which makes the most sense in paying off and getting top dollar for your home.
