There are many old adages when it comes to first impressions, but in sales there is only one!

"First impressions aren't EVERYTHING, they're the ONLY thing."
When it comes to selling your home, it is critical to remember this: you have one shot to impress that qualified home buyer. When home buyers go on home tours it is more than likely their Realtor will have 4-5 sometimes 6 properties to see that day.

If you've been following along, last week we launched our blog series:

{6 Enticing Tips To Sell Your Home Like Nobody Else}

Which leads to our third step...Enhance the curb appeal of your home. In real estate, an inviting exterior can make or break the sale of a home. Curb appeal is the attractiveness of your home's exterior when viewed from the street. Here we will share with you tips on how to achieve great curb appeal. Scroll all the way down to the bottom for your printable checklist.

Stand across the street from your house in order to get the fullest view of the front, the driveway and the sides. Take note of any painting, repairs or replacements needed (identify overgrown bushes or trees). For those of you who are visual, take a picture and analyze. (Home buyers will more than likely see your home online FIRST, what will they see?)

SECOND

Walk towards your home following the path a potential buyer would most likely take. Take notes of any landscaping that needs to be done, such as edging, raking, weeding, pruning and removal. Look for items that should be removed or hidden (i.e. kid toys, dog toys, debris etc).

THIRD

Look through the windows to note interior views that detract from your home's curb appeal.

CURB APPEAL DO'S

  • Roof & Chimney - shingles should be intact and mortar between bricks secure
  • Gutters - Repair and clean
  • Invest in some cool house numbers
  • Windows & Trim - scrape and paint trim if needed, replace broken glass & clean windows
  • Upgrade the front door - either with a new one or a coat of paint
  • Upgrade the mailbox
  • Clean up existing plant beds by removing weeds and trim overgrown plants, mow the lawn
  • Get a new welcome mat and a grouping of potted plants at the entrance
  • Install lighting along your driveway or sidewalk
We hope this helps all of you getting ready to sell your home, if you have thought about selling your home in the past year then contact us today!
