For those of you looking to get a home before the end of the year...your weekends may be spent following the La Jolla Light and Open House signs throughout town. Most home shoppers start this way to get a feel for the market...or they are looking at high res photos on Zillow and honing in on their likes and dislikes.

If you are the house hunter hitting open houses here is a little 411:

  • The real estate agent hosting the open house is more than likely NOT the listing agent - so be kind, we are there to assist in finding a buyer, we are there to earn your business. 
  • If you go to an open house and you are already represented by a Realtor then tell the host, seriously...and if you have questions...ask your Realtor (which by the way...why aren't they there with you?! I'm Just CURIOUS)
  • Sometimes the host is the listing agent...I have seen a lot of dual agencies lately (called double ending in our business) and I'm not opposed to it...however, you have to consider is the listing agent truly looking out for the best interest of the seller and the buyer or their bottom line..aka their pockets. Dual agency can be accomplished and everyone is happy but just beware...the listing agent was initially hired to represent the seller's best interest. 
Home shopping is a process and some have sincere tactics while others are wondering aimlessly around and have probably been looking for the past 9 months (I see you). Sometimes I don't know whether to take these shoppers serious or not...but what we have found is that most home shoppers need to be guided on steps and the process of how a transaction works. Regardless if this is the first time or the fifth time you have bought a home...the processes and paperwork change over time, with new laws and contracts I can guarantee that no transaction is alike, so best be prepared.
