I'm calling hogwash on that one...we live in San Diego, California...where it rarely rains and never snows, so weather and seasons don't really play a part here. In all reality pick the time that is most convenient for you. If that time is NOW here are a few reasons why listing your home during the holidays is a great idea.

More Serious Buyers

Buyers who are looking during the Holidays are SERIOUS BUYERS. Let's be real, buying a home is a major commitment but buying one during the holidays takes motivation. Some buyers may have heard that you can get a great deal around the end of the year. Reality: Sale price is ultimately a function of market dynamics not seasons. 

Less Competition from Other Sellers

Typically there are less homes on the market during the fall holidays, leaving less options for buyers and less competition for you as the seller. At the peak of the market in the middle of the summer there were over 350 homes for sale in the 92037 zip code. Right now there are only 258 on the market, that's 100 less options for buyers in the fall. Less competition could result in more money for you as the seller.

Buyers Have More Time

Holidays and days off result in more time for the buyer to make their transition. Meeting with inspectors and loan officers is a little bit easier when you have extra days off. Packing and getting ready to move is less stressful when you don't have to work. Quick tip for buyers: pack an overnight bag with all of your essentials and pack items you will need first in clear bins for easy access. 

Show Your Home When Its Convenient For You

Showings can be restricted or tailored to fit your needs. Open houses can be optional and you can still enjoy your holidays with mandatory appointments for property viewings. You are in control. The truth of the matter is buyers want to see your home when it is convenient for them, a savvy agent will make it a convenience for everyone and the process can be seamless with the proper communication.

Rumors fly about what the election will do to home prices...no one has a crystal ball...BUT according to findings by the California Association of REALTORS notes that Presidential elections have historically had little of no negative impact on the California housing market.
